Australia throws away around 30,000 tonnes of commercial office furniture every year, and roughly 95% of it goes straight to landfill. That's the Australian Furniture Association's number, and having spent years walking Melbourne and Geelong offices, we believe it. Most of what gets skipped isn't broken — it's just inconvenient. The office is moving, the lease is ending, the new fitout is coming, and the skip bin is easier than the alternative.
That's starting to change, and not mainly because of good intentions. It's changing because the money now points the other way.
What's pushing the shift
Three things have made "repair, don't replace" a business decision rather than a feel-good one.
New furniture got expensive and slow. A decent commercial task chair runs $300 to $1,500 new, and imported stock commonly carries a 4 to 8 week lead time. A repair on a structurally sound chair costs a small fraction of that and is usually done in days — often on site, at the desk.
Green leases arrived. Premium landlords in Melbourne are writing furniture reuse and take-back clauses into standard leases. If your lease asks for documented reuse, a repair invoice is evidence. A skip bin is not. Government buyers have gone the same way — circular-economy credentials and long warranties are now minimum entry requirements on public tenders.
ESG reporting needs numbers. Corporate sustainability reports want measurable waste diversion. Furniture is one of the easiest lines to move: every chair repaired instead of replaced is a documented kilogram count that didn't go to landfill, at a cost saving rather than a cost.
What "circular" actually looks like in a normal office
Forget the jargon. In practice, the circular office is four ordinary habits:
- Repair before replace. Gas lifts, mechanisms, upholstery and foam are all serviceable on quality chairs. Our rule of thumb: if the frame is sound and the repair costs less than about a quarter of a comparable new chair, repair wins.
- Clean before condemn. A professional deep clean adds years to seating that looks ready for the skip. It's the cheapest intervention in the whole chain, and the most underused.
- Rehome before dump. Desks and workstations rarely wear out structurally. What one office decommissions, another office — or a hire fleet — can use for years.
- Hire when headcount is uncertain. Hired furniture stays in circulation across many businesses instead of being bought for a project and dumped after it.
The bit most businesses get wrong
Here's what we usually find when we're called in to quote a "furniture replacement": most of it is mid-life, not end-of-life. In a typical 30-person office, three or four chairs are genuinely done — usually the cheap ones — and twenty-plus need a clean, a gas lift or new castors at most. The real problem is often the layout, not the furniture. Hybrid work changed how the space gets used, and desks sitting empty three days a week is a reconfiguration conversation, not a replacement one.
The honest audit matters more than the repair itself. Sometimes the answer genuinely is "replace" — budget import chairs are often not worth the labour, and we'll say so. But defaulting to replacement without checking is how serviceable furniture ends up as part of that 30,000 tonnes.
Where to start
Start with a walk-through, not a purchase order. Count what's actually broken versus what's tired. Get a repair quote for the sound frames before pricing replacements. Ask your landlord whether your lease has reuse clauses you can claim credit against.
